Property Management

Your rental is an asset. It should be designed and managed like one

Most property managers treat a short-term rental like a box to check — list it, clean it, collect the fee. That’s not what happens here. Every property that comes through this business gets managed the way I manage my own — because it started as my own.

I run a 6-property short-term rental portfolio myself. I’ve been the one scrambling to keep up with a fully booked calendar in week one, the one figuring out which cleaning schedule actually holds up between guests, the one reading every review to see what guests actually noticed. That’s not a sales pitch — it’s just where this business came from. Everything I offer other owners is something I already tested on my own properties first.

Why Design Comes Before Management

A lot of investors think of design as the expense that happens before management starts, and management as the ongoing thing that happens after. I don’t separate the two. The design of a space is what determines how well it manages itself — how fast a guest checks in without questions, how easy a turnover is for cleaning staff, how likely someone is to leave a five-star review instead of a three-star one.

I’ve watched this play out directly. A one-bedroom I redesigned from scratch booked solid in its first week. Not because of the price — because of the space. Two years and three platforms later (Airbnb, Vrbo, Booking.com — Superhost on all three), the pattern hasn’t changed. The properties that perform best are the ones where someone actually thought about the guest experience before the first listing photo was taken.

What I actually do

Design and setup

Layout, furniture, materials, and finishes chosen for how a rental gets used — not just how it photographs. Feng shui principles inform the flow of a space, but the goal is always practical: does this hold up to turnover, does it feel good to walk into, does it photograph the way it needs to for the listing.

Listing strategy

Photos, copy, and pricing that reflect what the space actually offers. A well-designed property still needs a listing that does it justice.

Guest communication and turnover

Systems that keep bookings running smoothly without you fielding messages at odd hours, built from managing four properties' worth of guest questions myself.

Ongoing management

Cleaning coordination, maintenance, and owner reporting, so the property runs without needing you to run it.

A quick distinction, because it comes up a lot

A stager makes a property look good enough to sell once. I design a property to keep performing, booking after booking, review after review. If the goal is a one-time sale, you don’t need this. If the goal is a rental that earns its keep month over month, that’s exactly what this is built for.

Every space designed with intention holds more value — to live in, and to invest in.
